Called in at short notice for the Mews.
Blakes Hotel in Kensington had planning permission dating from May 2023. With time running out on that permission, Sauce Interiors were called in at short notice (about a week’s notice) to make meaningful structural alterations in the Mews.
We removed a structural concrete staircase, cut a new structural opening, arranged structural calculations, had a structural steel frame fabricated and fitted, built three timber pergolas and an approximately 4 metre high timber privacy fence. The package was completed in about ten days.
A variation followed to carefully dismantle an adjoining Mews pergola, reduce the main beam height by 660 mm, and rebuild it to the revised plan.
Then a full make-safe, finished a week early.
We were then instructed on a make-safe of the main hotel building. It had already been stripped by another contractor: there were no floors between the basement and the fourth floor, and the building was full of rubbish, builders’ waste and old hotel belongings.
We cleared about eight tons of waste, set up temporary floor boarding, installed temporary site lighting in every room, fitted a wireless site fire alarm system to the communal escape routes, arranged licensed pest clearance and pigeon proofing, and carried out fire assessment recommendations including fire stopping between floors, lift-shaft fireline boarding, corridor glass partition doors and means-of-escape ironmongery.
The make-safe was agreed as five weeks at the start and completed in four weeks, a week early.
